Changes for routine inspections of rental properties

As you know, the COVID-19 pandemic resulted in significant changes to the way rental properties can be managed.

In March, the COVID-19 Emergency Response Act 2020 was enacted to include particular provisions restricting auctions, open houses and routine property inspections.

In particular, section 8(1)(c) of the Act restricted routine home inspections on residential rental properties so they could only occur through audio-visual or other electronic means, unless there were exceptional circumstances.

Based on feedback from industry and South Australia’s success in reducing the impact of COVID-19, the State Government is now winding back this requirement.

The easing of these restrictions in relation to undertaking inspections also applies to rooming houses and residential parks.

Routine house inspections can now be undertaken as per normal, taking into consideration hygiene requirements and social distancing measures where possible.
